Permits have been filed for 251 West 117th Street, in the heart of Harlem, which will yield a new residential structure alongside a school, which is currently being refurbished.

Gerner, Kronick, + Valcarcel Architects will be designing the building, while Artimus Development is developing. The 13-story structure will rise 120 feet to its rooftop, with a total construction area of 97,780 square feet to contain 81,764 square feet of residential space. That will be divided amongst 104 apartments, and with relatively low ceilings and a small average unit size of under 800 square feet, rentals would seem very likely.

With the lot currently vacant besides the adjacent school, where construction is already making headway, excavation should seemingly begin shortly.
