Developer Taconic Partners has announced significant leasing milestones for Harlem’s upcoming Urban Empowerment Center which will be a huge boost to Harlem’s bottom line.

The Studio Museum in Harlem leads the pack with a 26,000-square-foot lease on the fifth floor of 121 West 125th Street, strategically positioning its new “work of art” office directly opposite its soon-to-be-completed 82,000-square-foot museum at 144 West 125th Street in Harlem, NY.
Thelma Golden, director of the Studio Museum in Harlem, cited the appeal of joining a vibrant coalition of organizations at this address as a fabulous addition to the project.
In another notable move, HBCU’s Virginia Union University has leased 19,400 square feet for its inaugural Harlem, New York City satellite office. The university plans to utilize this space for recruitment, alumni engagement, and administrative activities.
Hakim Lucas, President and CEO of Virginia Union University, expressed excitement about the institution’s expansion into new territories.
The United Negro College Fund has also secured space on the fifth floor, further enhancing the Urban Empowerment Center’s diverse tenant mix.
Details of these “long-term” leases were not disclosed by Taconic Partners, but according to estimates, asking rents in Harlem are likely above the $40 to $59 per square foot average.

The development project, overseen by Empire State Development, includes plans for the National Urban League headquarters, affordable housing units managed by New York Foundling, and retail spaces occupied by Target, Trader Joe’s, Pandora, and Sephora.
In a flashback, Marc H. Morial, president of the National Urban League, announced the project’s building in Harlem on NBC 4 New York.
While significant progress has been made, 38,000 square feet of office space on the sixth floor remains available for prospective tenants.
