New York Yimby reports that permits filed reveal a new eight-story building will be coming to 410 East 115th Street, in East Harlem, Manhattan. The building sits on the south-side interior of East 115th Street between First and Pleasant Avenues.
Designed by Pinner Architecture, the structure will rise to 74 feet and contain 18 residential units, totaling 17,178 square feet of new residential area. While filings do not indicate plans to include a dedicated parking structure, future occupants will have easy access to Lower Manhattan and outer boroughs via the 4 and 6 trains on 116th Street and Lexington Avenue, as well as the FDR located only a half block away.
The development site is currently vacant and measures 3,738 square feet, and originally could only support a total of 15,546 buildable square feet. In 2015, BFC Partners sold the lot to local developer Ruben Pinner for $2.33 million, which translates to $150 per square foot. The project is Pinner’s first in the borough of Manhattan, and rentals are likely.
