116th street old rewery in harlem1Developers would like to convert a century-old East Harlem building that once served as a brewery into housing and workspace for artists.

Plans were filed with the Department of Buildings last week for the alteration of 418 East 115th Street, located between First Avenue and Pleasant Street. Three dwelling units, which would also provide space for artists’ studios, are planned across 7,275 square feet of total residential space. The studios would not exceed 500 square feet each.

Coltown Properties is the developer, with Robert Strong Architect designing.

The building was constructed in 1900 and had been used for brewing, as well as tile manufacturing and even a horse stable, according to Corcoran Real Estate, which is currently marketing the building. However, it is zoned for residential uses.

Coltown Properties acquired this building in 2012 for $1.8 million. Corcoran has listed it for sale at $3.8 million.
