East Harlem Building Launches Affordable Housing Lottery

A recently unveiled affordable housing lottery in East Harlem targets residents with annual incomes below $200,000.

Situated just two blocks from Central Park because once housed a local baseball field, 50 East 112th St. is a new 348-unit building forming part of the Sendero Verde mixed-use complex.

The lottery is open to households earning between $19,646 and $192,610 annually. Developed by Jonathan Rose Companies, L+M Development Partners, and Acacia Network, and designed by Handel Architects, this construction offers various amenities, including an outdoor terrace, fitness center, community room, computer room, bicycle storage, package lockers, in-unit broadband internet, and on-site laundry. All units will be subject to rent stabilization.

The studios are priced at $498, $922, $1,134, and $1,834 for households with incomes at 30%, 50%, 60%, and 110% of the Area Median Income (AMI). One, two, and three-bedroom units range from $632 to $3,169 based on household size and AMI. Applications are encouraged from households of one to seven people, and tenants will be responsible for electricity, including cooking. You can check your AMI here.

The complex incorporates accessibility features, with 5% of units reserved for those with mobility impairments and 2% for individuals with vision/hearing impairments. Additionally, 50% preference for units will be given to existing community board residents, and 5% preference will be extended to New York City employees.

Designed to meet Passive Housing energy standards, the Sendero Verde complex, including the 15-story tower at 60 East 112th St. and the ten-story building at 75 East 111th St., is expected to significantly reduce energy consumption for heating, cooling, and ventilation.

The Sendero Verde community space will host senior and youth programs, educational facilities, local nonprofits, arts and culture events, and more.
