Ariel Property Advisors has listed the Ivey Delph Apartments at 13-19 Hamilton Terrace in Manhattan for $19.5 million. Designed by renowned architect Vertner Woodson Tandy, the first licensed Black architect in New York, the nationally landmarked building sits in the heart of the historic Hamilton Heights neighborhood.

The Ariel team leading the sale includes Victor Sozio, Executive Vice President, Investment Sales; Shimon Shkury, President; Michael A. Tortorici, Executive Vice President, Investment Sales; and Matthew L. Gillis, Director, Investment Sales.

The six-story building was originally developed by real estate trailblazer Dr. Walter Ivey Delph and was the first Black apartment project to be backed by a Federal Housing Administration mortgage. At 46,616 square feet, the building spans 78 residential units—55 studios, 17 one-bedrooms and six two-bedrooms.

“This property is located on one of Hamilton Heights’ most coveted and historic blocks,” said Sozio. “As the greater West Harlem area continues its appreciation, these historic apartments offer a significant footprint that bridges the city’s rich past and ascendant future.”

The apartments are steps away from City College and St. Nicholas Park, as well as offer proximity to Riverside Park, Columbia University and a range of shopping, dining, culture and recreation destinations throughout Harlem and Upper Manhattan. Residents also benefit from nearby transportation options, including the A, B, C, 1 and 3 lines.

Ariel Property Advisors is a commercial real estate services and advisory company located in New York City. The company covers all major commercial asset types throughout the New York metropolitan area, while maintaining a very sharp focus on multifamily, mixed-use and development properties. Ariel’s Research Division produces a variety of market reports that are referenced throughout the industry. arielpa.nyc
