Construction has reached a street level at 3041 Broadway, a 42-story tower designed by Robert A. M. Stern Architects in Morningside Heights.
Alternately addressed as 100 Claremont Avenue, the 350,000-square-foot project is being developed by L&M Development Partners and Lendlease with SLCE Architects as the architect of record, and will eventually yield condominiums marketed by Lendlease and L+M, and institutional offices, faculty housing, and classrooms for the Union Theological Seminary.
Beyer Blinder Belle is handling the renovations of Union Theological Seminary’s Hastings Hall, where students reside.
The building is rising by the corner of Claremont Avenue and West 122nd Street with the use of air rights from the seminary and is direct across from the Riverside Church.
Recent photos show the crane towering above the complex, where steel rebar and concrete formwork are steadily being put together and creating the ground-floor columns and walls.
Workers are currently having to navigate a tight space, but the pace of construction should accelerate once the superstructure clears the height of the adjacent structures.
A portion of the tower’s footprint slightly extends into the rectangular inner courtyard.
The rendering shows a number of setbacks on the upper levels of tower culminating in a sculpted crown typical of Robert Stern’s prewar-inspired projects across New York City.
These setbacks will house private outdoor terraces that would sit below the flat roof parapet. The warm-colored stone curtain wall is depicted to be lined with an even grid of windows, bearing a similar exterior finish to 30 Park Place and 220 Central Park South.
